Roof Replacement in Philadelphia, PA

Full tear-off and new roofs for row homes, twins and single homes, with options and a written price before any work starts.

New roofs installed by a local Philadelphia crew

When a roof is worn out, Discounted Roofing LLC replaces it. For a full tear-off, we remove the old roofing down to the deck, repair damaged wood, and install a new shingle, rubber, modified bitumen or metal roof with new flashing and edge metal. We work across Philadelphia and nearby towns in Montgomery, Delaware and Bucks counties.

Joe inspects first, photographs the roof and gives you options with prices, so you can compare materials and budget before you commit. The company has been in business for over a decade, and its roofers bring more than 30 years of experience.

Roofs we replace

Asphalt shingle roofs

The most common roof on pitched homes in the area. Architectural shingles from major manufacturers, installed with new underlayment, flashing and ridge caps. See shingle roofing.

Rubber (EPDM) flat roofs

The usual choice for the low-slope rear roof of a row home. See flat and rubber roofing.

Modified bitumen roofs

An asphalt-based flat roof system with a tough surface, common on Philadelphia row homes and garages.

Metal roofs

Standing seam metal for porches, bay windows and low-slope additions. See metal roofing.

Porch and bay window roofs

Small roofs over porches and bay windows often fail first. We replace them on their own or with the main roof, and can switch a low-slope porch from shingles to rubber where shingles do not belong.

Replacing roofs on Philadelphia row homes

A row home roof is often two roofs: a steeper front section with shingles and a long, nearly flat rear roof that needs a flat roofing system. Shingles do not work on a surface that flat, so the rear section is usually replaced with rubber or modified bitumen.

Parapet walls, shared party walls and skylights all need careful flashing so the new roof ties into the neighbor’s roof without creating a leak. Access matters too: many jobs here are worked from narrow streets and back alleys, so material drop-off and debris removal are planned before tear-off day.

What happens on a roof replacement

  1. Inspection, options and a written quote

Joe inspects and photographs the roof, explains what he found and prices the options you are considering.

  2. Scheduling and materials

We order materials and schedule the work around the weather.

  3. Tear-off and deck repair

When tear-off is the agreed scope, the old roofing comes off down to the deck and any rotted or damaged boards are replaced.

  4. New roof, flashing and edge metal

The new roof goes on with new flashing at walls, chimneys, skylights and vents, and new edge metal.

  5. Cleanup, photos and final check

We clean up the site and send photos of the finished roof.

Signs it is time for a new roof

  • Leaks in more than one place, or leaks that come back after repairs
  • Shingles curling, cracking or missing across large areas
  • Granules from the shingles collecting in your gutters
  • Soft or sagging spots in the roof deck
  • A flat roof with widespread cracking, blistering or ponding water
  • You are buying or insuring a home and nobody knows how old the roof is

What affects the price of a new roof

What a new roof costs depends on the roof’s size and pitch, the material, how many old layers have to come off, how much of the deck needs repair, and how many chimneys, skylights and walls need flashing. We give you a written price after inspecting, and we will tell you if a repair would do the job instead. See the best time of year to replace a roof and whether insurance covers roof replacement.

Frequently asked questions

How much does a new roof cost in Philadelphia?

It depends on the size and pitch of the roof, the material, how many old layers come off, how much of the deck needs repair, and the flashing around chimneys, skylights and walls. We inspect for free and give you a written price for each option you are considering.

How long does a roof replacement take?

Smaller row home roofs can often be done in a day; one customer wrote that the crew was back the day after the estimate to get their new roof done. Larger homes and roofs with several sections take longer, and weather can move the schedule. Our guide to how long roof replacement takes goes into detail.

What is the best time of year to replace a roof?

Late spring through fall gives the most predictable weather, but roofs can be replaced in colder months on dry days within the materials' temperature range. See seasonal pros and cons.

Will homeowners insurance pay for a new roof?

Coverage depends on your policy and the insurer's assessment. Damage from a sudden covered event may qualify, while normal wear and age often do not. We can photograph visible damage, but your insurer determines coverage. See insurance claims.

Can you put a new roof over the old one?

Sometimes a second layer is possible, but we usually recommend a full tear-off so the deck can be checked and repaired. Read can you put new shingles over old shingles.
